NextRE: Making the Next Real Estate Investment Easier

For real estate investors, owning a portfolio is only part of the challenge. The harder question is often what comes next: Is the portfolio performing as it should? Is there enough buying power for another property? And which move would bring the next acquisition closer?

Founded by Owen Felaris and another Toledo native. Owen is a Perrysburg High School graduate and current student at Miami (OH), NextRE is building a portfolio-management platform designed to make those answers clearer. The app brings properties, tenants, loans, rent rolls, expenses, transactions, and supporting documents into one condensed view—giving investors a more usable alternative to fragmented spreadsheets and disconnected tools.

Users can begin by uploading a CSV or Excel file containing their property data. NextRE extracts key information including addresses, tenants, loans, purchase prices, income, and expenses, then organizes the portfolio into a centralized dashboard. Investors can keep transactions current against revenue to monitor the cash flow of each property and the portfolio as a whole.

At the center of the experience is Portfolio Health. Rather than producing a single numerical grade, it works more like a vehicle inspection: a property or portfolio must pass each core test. If one check fails, the portfolio needs attention.

The four checks focus on the fundamentals of sound rental ownership:

  • Rent should cover the mortgage payment with a meaningful cushion, at least 1.25 times the loan payment.

  • At least 90% of units should be occupied.

  • Debt should be no more than 65% of the properties’ current value.

  • Each unit should generate at least $150 per month after all expenses.

This approach gives investors a clear, practical read on where their portfolio stands. Instead of simply reporting numbers, NextRE identifies whether the underlying economics are healthy enough to support the investor’s next move.

But NextRE’s broader ambition goes beyond tracking what an investor already owns. Its Next Acquisition Engine uses the investor’s existing portfolio to estimate buying power, forecast a timeline to the next purchase, and recommend a price range for the next acquisition. Crucially, it pulls real, live listings in the markets where the investor already owns property—turning portfolio data into a more relevant search for the next opportunity.

Scenario tools for refinancing and renovations show how changes in financing or operating performance affect payment, cash flow, and the timeline to another acquisition. The platform also delivers specific, dollar-quantified recommendations based on the portfolio’s actual numbers, helping investors understand which levers: whether rent, expenses, refinancing, or savings, could have the greatest impact.

That positioning sets them apart in the market. Most tools report historical performance; NextRE helps investors translate performance into forward-looking action. Instead of simply showing that equity has grown or rent has been collected, it helps answer questions such as: “What should I change?” and “How much sooner could I buy again?”

The target customer is focused: rental-property owners with roughly two to ten properties who already own real estate, pay close attention to their numbers, and want a clearer view of what their portfolio can do next. Free to start, NextRE allows investors to bring in their portfolio, see where they stand, and begin evaluating their path forward.

The opportunity for NextRE lies in making complex investment analysis feel practical and immediate. By translating current property data, financing assumptions, market information, and portfolio performance into specific recommendations, it has the potential to become less of a tracker and more of an operating system for the small real estate investor.

Investors will expect clear data sources, transparent assumptions, reliable results, and careful framing of estimates as decision support, not investment advice. The Medical Career Behind a $2.4 Million Ottawa Lake Estate

This Berman-built estate just across the Michigan line offers a look at what decades at the highest levels of Toledo medicine can build.

Just north of the Ohio-Michigan border, tucked into the woods of Ottawa Lake, sits one of the more remarkable homes currently on the market in the region.

6217 Flanders Road is listed for $2.4 million.

Built in 2004, the 6,347-square-foot home includes six bedrooms, six bathrooms, a four-car garage and access to a private lake. The property features a saltwater pool, a two-story library lined with custom bookshelves, a chef's kitchen, home gym and a detached outbuilding with a one-bedroom apartment. The listing identifies the residence as Berman-built, connecting the estate to one of the region's custom-home builders.

But, as always, Beyond the Listing isn't really about the house.

It's about what had to happen professionally to build something like it.

Historical property records connect 6217 Flanders to a local professional who acquired the property in 2000 for $273,000; the same year the current residence was built.

The southeast Michigander’s career has been built in one of medicine's most specialized fields: neurosurgery.

Today, a local prominent medical system identifies the owner as a neurosurgeon practicing in Toledo, while the local medical university lists him as a clinical assistant professor and chief of its Neurosurgery Division.

The property owner’s path to Toledo included an undergraduate degree in microbiology from Miami University, medical school at the University of Cincinnati, a neurosurgery residency at Henry Ford and a fellowship focused on cerebrovascular and skull-base surgery at Barrow Neurological Institute. The local neurosurgeon also earned an MBA from the University of Michigan's Ross School of Business. His career has included leadership roles with Neurosurgical Network, ProMedica Toledo Hospital and the ProMedica Spine Center.

That makes this property an interesting example of a wealth-building path we don't talk about as often.

There was no startup exit. No splashy real estate development. No publicly announced acquisition.

Instead, the underlying story appears to be decades spent developing expertise in an extraordinarily difficult profession, building a practice and taking on leadership roles within Northwest Ohio's healthcare ecosystem.

And the house itself reflects another layer of the local economy.

Someone had to design it. Someone had to build it. Tradespeople had to turn plans into more than 6,000 square feet of finished space. Over two decades later, that work has become a multimillion-dollar asset now being marketed to its next owner.

That is what makes homes like 6217 Flanders interesting to us.
